End of Lease Cleaning Checklist Sydney: What Agents Actually Inspect (And What They Can’t Ask For)
Moving out of a rental in Sydney is stressful enough without paying for things you aren’t legally required to do. Use our interactive room-by-room inspection checklist, learn how fair wear and tear protects your bond, or book our 100% Bond-Back Guaranteed team from $500.
Your Obligations Under the NSW Residential Tenancies Act 2010
Under the Residential Tenancies Act 2010 (NSW), your legal duty is straightforward: return the property in a reasonably clean condition—close to how it was on your move-in condition report, allowing for fair wear and tear.
You do not have to return a lived-in property in brand-new showroom condition, and your bond held by NSW Fair Trading can only be claimed for cleaning or damage beyond normal everyday living.
Fair Wear & Tear (Landlords CANNOT Charge You)
Normal, gradual ageing of a property over a tenancy that NCAT will not uphold as a bond deduction:
- Carpet flattening and light traffic marks in hallways and living rooms
- Paint faded or slightly yellowed from natural sunlight exposure
- Minor scuff marks on walls where furniture sat in normal positions
- Small picture-hook nail holes in walls
- Worn door handles, locks, and cabinet hinges from everyday use
- Light surface scratches on timber floors from normal foot traffic
- Benchtops slightly dulled over a multi-year tenancy
What Agents CAN Claim Against Your Bond
Cleaning build-up or damage beyond normal use that must be rectified before handing back keys:
- Baked-on carbon and grease left inside the oven or rangehood
- Heavy soap scum, calcium scale, or preventable black mould in showers
- Red wine, coffee, pet urine, or ink stains on carpets
- Burns, deep gouges, or chips in kitchen benchtops and floorboards
- Large holes in plasterboard walls or broken blinds/fixtures
- Rubbish, coat hangers, food, or unwanted furniture left behind
The 6 Areas Sydney Agents Actually Inspect
Tick off items as you inspect your rental, or hand the entire list to our team under our 48-hour Bond-Back Guarantee.
Kitchen — The #1 Reason Bonds Are Held Back
Property managers check inside the oven door glass, rangehood mesh filters, and cupboard hinges first. Baked-on grease here is the single most common bond deduction in Sydney.

Bathrooms & Ensuites — Descale & Sanitise Everything
Agents inspect glass shower screens under bright light for hard-water calcium build-up, check silicone seals for mould, and look up at the exhaust fan cover.

Carpets — What NSW Law Actually Says
This is where Sydney tenants most often pay for something they do not legally have to do. Read Section 19 of the NSW Residential Tenancies Act before paying for steam cleaning.
It is illegal for a NSW lease to require professional carpet steam cleaning at the end of a tenancy UNLESS you kept a pet on the property (even if carpets were steam-cleaned before you moved in).

Windows, Sills & Sliding Tracks — Most Often Missed
Agents routinely run a finger along sliding balcony door tracks and window sills. Dead insects, grit, and black dust in the aluminium channels will trigger a re-clean notice.

Walls, Skirting Boards, Doors & Switches
Scuff marks near hallways, dusty skirting boards, and fingerprints around light switches stand out immediately once furniture is removed from the property.

All Hard Floors, Wardrobes, Laundry & Balcony
Before locking the door, agents check inside built-in mirrored wardrobes, the laundry dryer filter, and the balcony floor drain.
